Commercial Quay, Leith

This project involves the refurbishment of 25,000 sq ft of commercial office space at Commercial Quay, Leith. As lead architect and interior designer for the scheme, we have repurposed this Category A listed former bonded warehouse and gunpowder store to provide 60 private offices and 12 co-working desks along with hotdesking space. With an emphasis on developing a forward-thinking and contemporary working environment, the scheme delivers exceptionally flexible office space.

5-11 Ellersly Road

Shortlisted – The Herald Property Awards for Scotland 2019_Best Renovation/Conversion

5-11 Ellersly Road is a private residential conversion of the Grade B listed Westerlea House in Edinburgh’s Murrayfield, and adjoining Grade C listed chalet building and former stables, including the construction of three new mews houses, which complete the stables block forming an inner courtyard. Accommodation comprises 7 main door dwellings and 5 apartments. Each building has been designed with the highest quality of traditional and contemporary materials to establish both individuality and dialogue between the buildings.

High School Yards 57

High School Yards Teaching Centre is the former Edinburgh University Settlement building, refurbished to provide four new teaching spaces, break-out, amenities and an outdoor classroom for the University. Morgan McDonnell Architecture rationalised the internal layout to create modern flexible teaching spaces clustered around a central break-out and study space. A new accessible entrance to the quadrangle elevation provided a focal point with enlarged windows linking the interior with the green space of the university grounds, with interiors was designed to reflect the character of the existing building and its period features having been built in the early 20th century.

235 Corstorphine Road is a private residential development in Edinburgh’s West-end, comprising of a Grade B listed building and two new build flatted blocks. The listed Building has been sensitively and extensively refurbished to form 9 no. bright, modern 2 and 3 bedroom apartments. Both new build blocks provide 11 no. residences each, offering 2 and 3 bedroom properties appointed to the highest standards with excellent environmental performance. Both buildings are knitted together by new hard and soft landscaping, establishing a dialogue between both old and new, site and context.

50-54 Newbattle Terrace

Winner – Scottish Home Awards 2019_Apartment Development of the Year

Located in Edinburgh’s Morningside, 50-54 Newbattle Terrace comprises of 24 high-end 2, 3 & 4 bedroom apartments set over 4 storeys with under-croft car parking. Morgan McDonnell Architecture has designed a contemporary new development for Weymss Properties Ltd, completing the rhythm of the street in scale and materials, using a high-quality sandstone to match the older neighbors.  Each apartment has generous south facing terraces to the rear, many with views over to the Pentland Hills.

Alongside our architecture commission, we carried out the interior design for 5 no: grade B listed townhouses comprising 20 luxury apartments in the west end of Edinburgh. These Victorian Italianate buildings have many beautiful existing features such as columned entrance halls, stunning cornices and impressive square window bays fronting onto the private gardens, which are all now restored and complemented by sophisticated, contemporary insertions designed to sit elegantly within this grand Architecture. Generously proportioned accommodation for public and private spaces with luxury brands and bespoke fittings designed throughout ensure these flats provide luxurious city centre living.

40-44 Drumsheugh Gardens

Shortlisted – Scottish Home Awards 2018_Renovation of the Year 

The development comprises 5 no: grade B listed townhouses in the west end of Edinburgh, sensitively reworked, extended and refurbished to form 20 luxury apartments over 35, 000 square feet. These Victorian Italianate buildings, formerly offices, have been redesigned to provide a mix of 1-4 bedroom flats including duplexes and one lateral flat.  A new terrace out to the rear of a ground floor flat along with 2 new roof terraces providing panoramic views over Edinburgh, further enhance the outdoor connection of these splendid buildings.

8-12 Torphichen Street (Distillers House)

The conversion of the Grade B listed former Distillers House in Edinburgh’s west end was completed in October 2016. 12 serviced apartments on 4 floors comprise a novel range of studio and one and two bed units set within the ornate period accommodation of the former Distillers Company head office. As it was of paramount importance to retain its fine ornate plaster relief ceiling, the large former boardroom now comprises a single open plan 75m2 studio flat, while the director’s office now forms part of a one bed unit with the bedroom accessed through a pair of secret jib doors. The flats share a generous provision of common space with two elegant curved stairs either end of a broad central hall on the main floors and richly carved timber panelling and ornate plaster ceiling in the ground floor entrance hall.

17-21 Blackfriars Street

Shortlisted – Herald Property Awards 2017_Best Renovation/Conversion

The conversion of the former Presbyterian Church on Blackfriars Street in Edinburgh’s Old Town comprises of 10 uniquely formed split level flats as serviced apartments including a commercial unit included on the ground floor. The accommodation was designed within each flat to make optimum use of the building height as well as create spaces of contrasting scale and intimacy. The project involved the erection of a new internal steel frame and superstructure within the Grade B listed historic shell whilst creating stylish contemporary apartments which harmonise with and make the most of the main historic features including tall lancet windows front and rear, intricate timber roof trusses and the intimate corbelled spaces below the bell tower.

 

Woodcroft

Winner – Designer KB Award 2015 for Best Bathroom Design UK (under £15k)

We were delighted to work on the Interior design for Queensberry Properties on this exciting project in the Grange, in Edinburgh. Nestled amongst the trees and bordered by an existing stone wall, this project, consists of a total of 81 units made up of a combination of both townhouses and apartments. The interiors were created to provide luxurious and contemporary homes, where the design incorporated only the best quality finishes and fittings, with brands, such as Villeroy and Boch, Hansgrohe, Siemens, and Leicht Kitchens being specified along with finishes such as Italian Porcelain tiles, Wide board engineered oak flooring, wool carpets and oak doors.

Working again with our client, Square and Crescent, the project involved the complete refurbishment of the former offices to form 10 luxury residential apartments. Contemporary interiors have been designed to include sophisticated details to contrast with the ornate Georgian shell. Only the best fittings and fixtures have been used, including Bulthaup kitchens, Duravit and Axor, the result is a fine mix of 1 bed, 2 and 4 bed, apartments and duplexes for the discerning Edinburgh market.

These Grade A listed properties were converted into 16 No. luxury 1, 2 and 4 bedroom apartments by substantial remodelling and intervention. New openings, reconnections and removal of unsympathetic interventions have made the real architectural differences. New contemporary courtyards at the rear of the property improved indoor/ outdoor connections and new mezzanine levels increased the floor area and flexibility in the spaces. A sophisticated combination of ultramodern materials, units and fittings with carefully restored existing Georgian features injected comfort and personality to this restrained and elegant interior.

The former lawyer’s office in Edinburgh’s New Town, converted into 10 luxurious apartments over 5 levels, provide sophisticated living areas with the type of open plan spaces, fixtures and fittings expected of a contemporary apartment. With its Grade A listing, many existing features were retained and restored, the buildings were creatively reworked to increase the floor spaces by inclusion of the roof space in the form of mezzanine levels, providing relaxed flexible accommodation. Also, the removal of unsympathetic extensions and infills at the rear of the property allow new courtyards to enhance the amenity of the lower ground floor flats.

Advocate’s Close

Situated in the heart of Edinburgh’s Old Town, this historic site was formerly occupied by the City of Edinburgh Council and encompasses 9 listed buildings over 11 storeys and bridging 3 closes between the High St, Cockburn St and Market St. Our challenge was to form a vibrant new quarter in the Old Town, that combines the rehabilitation of historic buildings and public realm, with sympathetic alterations and interventions. The mixed use scheme will provide 30 serviced apartments on the upper levels with restaurants, offices, bars & cafes opening onto and enlivening the surrounding squares & closes. Completion of this project along with the adjacent Market Street Motel One development transformed this previously neglected part of Edinburgh’s historic Old Town.

Complementing our architectural design commission on this project, we designed interior details to achieve an elegant solution to enhance the contrasting architectures of the New Build office block to the rear, the central Atrium and the Grade A listed Georgian properties. The design includes bespoke fittings and fittings and finishes not commonly used in the commercial sector, to provide an interior feel hinting towards boutique hotel in the period properties and sleek modern interior in the new build.

Finalist – Scottish Property Awards 2019_Architectural Excellence (Commercial Use) & Development of the Year (Commercial Buildings) 

Built for J&W Campbell & Co., comprising 8 stories including a basement level, this mercantile gem stands at the corner of Ingram Street and Montrose Street in Glasgow’s Merchant City. Six floors of offices and two retail units have been created as well as cycle storage, changing areas and a games room. A large open-plan reception with feature fabric wall leads to a break-out café space overlooking a cemetery to the building’s rear. Extensive internal alterations were stripped out to return the building to its original layout and a lift core inserted at the north end to create a more efficient floor-plate. The building’s original features have been restored including cast iron columns, stone staircases and the factory’s saw-tooth roof.

 

 

 

 

The Edinburgh Grand

Located at the corner of St. Andrew Square this elegant Category A listed building was once the headquarters for the National Bank of Scotland. It has now been redeveloped to accommodate 50 no. serviced apartments situated within the richly crafted original paneled rooms, and the sensitive yet confident new rooftop extensions. The addition of a new circular ETFE rooflight capping the tiered internal vestibule, enhances the existing character of the building’s interior. The use of high-quality materials ensures the building’s successful contemporary reinvigoration. Commercial uses are located on the ground and basement floors and include the original banking hall, which has regained its original scale and grandeur.

Harris & Lewis Smokehouse, Stornoway

Located in a former Royal Mail sorting office, The Harris & Lewis Smokehouse, Stornoway, combines traditional fish smoking techniques with contemporary design and dining. Works comprise the conversion and extension of the existing portal frame industrial building into a flagship smokehouse, café, shop, office, and welfare facility. Externally, the building’s industrial factory function is articulated through the use of composite steel cladding, which softens to a refined combination of inset cedar wood cladding and a glazed wall, where the building’s public entrance, shop, and restaurant are marked out at the principal façade.

Innis & Gunn Beer Kitchen, Glasgow.

Finalist – Northern Design Awards 2017_Restaurant & Bar <£250K – £750K

The Beer Kitchen, Glasgow, is the fourth bar and restaurant by Edinburgh based craft brewer Innis & Gunn. Inhabiting a Grade ‘B’ listed building with characterful brick façade on the historic Ashton Lane, it is arranged over three levels, providing a variety of drinking, eating and lounge accommodation over 840m2. A warm and tactile interior has been created within existing exposed-brick walls and cast iron columns, with the introduction of birch plywood-clad booths, leather upholstery, and oak and zinc surfaces. The focus of the ground floor bar is the on-site micro-brewery where exclusive signature beers are crafted by the resident master brewer.

Built in the most challenging of urban sites, this 185m2 building completes the final phase of the mixed use regeneration project at Advocate’s Close. The building is designed as 2 orthogonal blocks stacked at right angles to each other over 2 levels: ground floor with the entrance reception, meeting room and service accommodation and is accessed from both Advocate’s Close and the newly created pedestrian link from the News Steps and upper floor with large open plan studio space, 2 offices and a kitchen.

These grade A listed townhouses and tenements are being converted from offices into sixteen bespoke luxury flats. The top storey flats afford uninterrupted views over Queen Street Gardens towards the Firth of Forth from the main living areas and master bedrooms. Period features have been retained and high quality contemporary finishes and fittings have been installed. The removal of unsympathetic extensions and infills at the rear of the property allow for contemporary new courtyards that enhance the amenity of the lower ground floor flats and bridges have been added to ground floors flats to provide access to the rear gardens.

Kinnear Road

The project comprises the refurbishment of MacKenzie House a grade B listed former Edinburgh Academy boarding house, with two 4 storey new build residential blocks located in the gap sites on either side. The new buildings have been designed to achieve a sympathetic scale and use of materials to its existing neighbours on Kinnear Road. The development consists of a total of 8 flats and 1 townhouse across the 3 separate buildings with private gardens overlooking extensive recreation grounds and parkland to the south, as well as off street parking.

 

235 Corstorphine Road, Edinburgh

Working with both the listed Building and the new build, the ethos for the design was the same; to provide high quality open plan living, maximising views and providing external space wherever possible. We designed a palette that would compliment both buildings and more than satisfy the needs of any resident. The contemporary fittings for kitchens and bathrooms contrast with the fabric of the listed buildings whilst enhance the sharp aesthetic of the brick new build. The differentiation for both buildings continues in the communal halls; the refurbished building has a luxurious aesthetic with 2 sweeping stairs, the new build’s external brick wall wraps inside reinforcing the robust modern look and feel.

 

Kinnear Road

The project comprises the refurbishment of MacKenzie House a grade B listed former Edinburgh Academy boarding house, with two 4 storey new-build residential blocks located in the gap sites on either side.  A contemporary interior design solution was developed to suit both the listed and the new build apartments, delivering luxurious and well appointed homes. Streamlined kitchens with German furniture and appliances along with sleek bathrooms and finishes, created apartments which proved extremely popular for both the family and downsize market, in this very desirable north Edinburgh location.

35-37 Queen Street

Fasnakyle

Fasnakyle is a new build private dwelling in Argaty, Stirlingshire. The site straddles a geographical fault line which produces a significant change in level and forms a linear ridge across the site which gives way to a rolling pastoral landscape view. This dramatic natural feature provided the key influence for the project whereby the house is conceived as two monolithic blocks of stone eased apart to leave a lightweight entrance & circulation gap between the parted blocks. Bedrooms and ancillary spaces are contained within one block with the main living space in the other.

Private House in the Grange

Located within Edinburgh’s Grange Conservation Area this project involved the complete refurbishment of a two storey detached stone villa and the addition of a new contemporary open plan extension to the rear.  Natural daylight now floods in to the existing building which has been significantly reconfigured to suit a modern family lifestyle.

The detailing of the extension is clean and refined with two stone blocks echoing the form of the original building outshoots. The mass of these is tempered by the inclusion of a minimalist structural glass enclosure over the dining room that opens the building up seamlessly onto the beautifully landscaped garden.

Harry’s Bar & Grill

Home to Harry’s Bar since the late 1980s, this dated hole-in-the-wall basement bar has been completely stripped back and reconfigured to reveal original stone and brickwork, increase ceiling heights and improve visual connections with the outside by opening up the front courtyard and installing glass doors to the rear beer garden.

Internally, the exposed stone and brick add character and warmth, and the new materials of polished concrete, copper, oak, button-backed leather and dark grey wall panelling have a finely judged balance of rustic and luxury, making the bar a relaxing way to enjoy a drink or the delicious food cooked over the Josper grill!

Motel One

A new 208 room hotel in the heart of Edinburgh’s Old Town – the UK’s first Motel One.  The project involved the transformation of 5 previously disparate listed buildings into a coherent hotel design that would reflect the contemporary image of Motel One.

The new hotel is accessed via an existing entrance at the junction of Market Street and Cockburn Street. The ground floor level allows generous front of house facilities, which include lobby and lounge, reception, bar and breakfast areas, which provide active frontage to both streets.

The Beer Kitchen, Dundee

Following the great success of the Morgan McDonnell designed debut Beer Kitchen in Edinburgh for Innis and Gunn, the second Beer Kitchen has now opened in Dundee. We have used the same complementary palette of materials developed in Edinburgh in different ways at Dundee, bringing new life to this historic building on South Tay Street and unifying its varied series of spaces. Sitting pride of place in a display window at the heart of the space are the 500L beer tanks supplying fresh, unpasteurised lager to thirsty customers. The bar also features a glazed brewing room where visitors can try their hand at making their own specialised brews. A great new space where design and beer take centre stage!

9 Charlotte Square

Located on Edinburgh’s prestigious Charlotte Square, the Grade ‘A’ listed townhouse at Number 9 has been refurbished to form prime commercial accommodation.

The refurbishment sees the creation of grade A office space over 6 floors. An important aspect of the design was the creation of dual aspect accommodation on all levels, with striking views to North and South dramatically enhancing the workplace environment with increased daylight, views, opportunity for easy collaboration and a connection of the building’s  interior with its unique World Heritage location.

The Devil’s Advocate pub is located just off Edinburgh’s High Street. The refurbished ground floor space of the former boiler room for The Evening News Print rooms and offices is the coolest bar in the Old Town. Stealthily stored away down Advocate’s Close, the bar uses reclaimed timbers from our main project on Advocate’s Close, industrial lighting and exposed brick to complete the stripped back, urban look. With 200+ whiskies and great food on offer it’s worth a visit, anytime of day.

Cannonball House

Shortlisted for Restaurant & Bar Design Awards 2015

The alteration and conversion of Cannonball House, a Grade ‘A’ listed 17th-Century former tenement and school at the top of Edinburgh’s Royal Mile, has completed with the creation of a new level entrance and courtyard onto Castlehill, and disabled access to all public areas of the building.  The building is now more user-friendly, engages better with the street and the streetscape improved. The lower floors were converted into Contini Caffe & Gelateria, an informal café and ice cream parlour, and the top floor into Contini Cannonball, an a la carte restaurant with brilliant views across the Esplanade to Edinburgh Castle.

The Malt House Apartments

Residential

Originally built as a spirit & wine bond, compromising 3 storeys with basement, this former office bookends two mews lanes at their meeting point on Canning Street, just off Edinburgh’s Shandwick Place. A new central courtyard was carved out the middle of the existing building to create 10 dual aspect apartments with a 2,000ft2 office unit over ground and basement levels. A sculptural steel and timber access stair provides the main focus for the new courtyard which connects to the street via a timber lined pend. Internally, formerly hidden elements of the original building such as cast iron columns and timber beams are exposed and restored and a simple interior palette highlights its original features.

Waterloo Place

Residential

Conversion of an existing Scottish Executive office to form 37 serviced apartments at the east end of Edinburgh’s principal thoroughfare, Princes Street. The building is in two distinct parts, a large Neo-Classical section facing Waterloo Place, built in 1819 and a plain concrete extension to the rear built into the hillside in the late 1960s.

 

8 North Bank Street

Residential

The conversion of a 5 storey former Bank of Scotland office building into 6 bespoke apartments on the upper levels with two commercial shell units at ground and basement. Located at the top of Edinburgh’s Mound, the building affords uninterrupted views over Princes Street Gardens, the New Town and Fife beyond.

Hamilton Place

Until recently used as Theatre Workshops, 34 Hamilton Place is an amalgamation of a Georgian townhouse, Victorian drill hall and later extensions. The project involves the conversion of the upper floors into six high quality apartments, including the replacement of the part-hipped roof, dormer and modern link building with a new full-height infill and symmetrical rooftop extension and the conversion of the ground floor theatre into a restaurant.

Canning St Lane

Residential

Originally built as one of a series of coach houses serving the town houses on Atholl Crescent, this redevelopment formed two townhouses in a secluded corner of Edinburgh’s west end.  The challenge was to create two spacious 3 bedroom homes within the tight confines of the existing building.

Broughton Halls

Residential

The complete overhaul of the upper floors of a grade ‘B’ listed Jacobean-style former George Heriot School which had fallen into despair. We created 6 bespoke 1-bed and studio apartments with mezzanine floor areas to increase usable floor area.

Exchange Place 1

We were commissioned to create a solution to bring life to a sterile atrium. We designed an organic reclaimed oak planter with fig tree, incorporating highlevel top and low level seating as a key focal point. The space was completed with sofas, upholstered in leather to match the planter, bespoke coffee tables and a funky wall installation of multi coloured Acoustic Tiles. The selected colours and materials of the design unify all 3 of the reception, entrance and atrium spaces.

Insh House

Private Client

This project involved the sensitive renovation and alteration to a detached 6 bedroom house in the Scottish Highlands.  Originally designed by Thomas Telford, the house has seen a number of unsympathetic alterations and additions removed to restore it to it’s original state. All of the original features such as the sash and case windows have subsequently been sensitively restored and combined with contemporary fixtures and furniture to create a family home fit for the 21st century.

The new kitchen and dining space opens out on to a new walled kitchen gardens via a large glazed opening, while new bathrooms and en suites have been installed throughout the house.

Porto & Fi

Leisure

The project involved the conversion of a former bank branch to a new uptown bistro for the popular Porto & Fi in Newhaven. The interior has a mix of existing features retained and exposed, including brickwork, stonework and a bank vault, which combined with contemporary materials such as walnut, blocks of colour, sleek white tiles and slate help create a rich and vivid backdrop in which to enjoy Fi’s wonderful food. We formed a new opening at the side of the bistro onto Lady Stair’s Close to allow the bistro to use the external space as seating during the summer months thereby enlivening the Close. This also provides improved aspect from within, with views opened up towards the west end of Princes Street.

The creation of 11 dwellings in a new build mews terrace on the north side of Broughton Street Lane within the New Town World Heritage Site. Currently a car park, it was previously home to a number of 4 storey warehouses and basements, which were demolished prior to 1980.

We jointly master-planned this site in the north-west of Portobello with Broadway Malyan Architects, following the framework set out in the North West Portobello Development Brief by the City of Edinburgh Council. Our proposals addressed the current site’s failings by forming strong edge frontages – more closed towards the ‘fast’ Sir Harry Lauder Road and gradually becoming more perforated towards the High Street.

We won an invited competition to refurbish and redesign this already popular bar 5 years after its initial opening. The key design challenge was to improve the operation of the bar and restaurant whilst retaining the successful flexible layout which also catered for theatre audience arrivals. Following the success of this refurbishment we were asked back 5 years later to further augment the scheme.

Refurbishment and extension to a private dwelling on two levels in a Grade ‘A’ listed Victorian tenement involved switching the kitchen and dining accommodation with bedroom and bathroom to avail of better daylight and views.  A glass and slate extension was added to the rear together with an external stair to link to the garden at lower ground level below.

The redevelopment and refurbishment of Almarine, a one bedroom holiday home perched on the edge of the Caribbean Sea in Barbados. The design included two new bedrooms and a new swimming pool.  The key issue was to allow the building to be as open as possible when in use but without compromising security when the owners were not there.

Commission by Teague Homes to redesign the interior layouts of this 70 flat development whilst they were building out the shell and core. We pioneered the use of automated fire sliding doors, to open up the interiors on this project. Our design innovation and the overall high calibre of development won this project a Saltire Society award for Housing in 2002.  Also included in our commission was the design and specification of the concierge area.

Conversion of a former George Heriot’s Junior School to residential property. Despite an irregular floor plan, we succeeded in utilising all available space to the maximum potential, achieving 11 bespoke flats in total, including 5 two-bed and 6 one-bed apartments.

The creation of 24 apartments and townhouses set within the retained 19th century structures of a tram depot and engine room building.  To retain the integrity of the listed structures, the apartments were set within independent steel and glass structures, slotted within the confines of the brick external walls.

Sheraton House

Redevelopment of Sheraton House, the sister building to Neville house, both originally forming a single campus. The materials of the new extension are contemporary, with timber screens, aluminium cladding panels, the main elevational element is brick, complementary in size and colour to those of the original parent building.

A complete overhaul of mews accommodation to the rear of George Street. The buildings, formerly offices, were converted into 4 residential apartments of 1 and 2 bedrooms.

A new residential development set within Colinton Conservation area, comprising one 1 bed and six 2 bed flats together with three 3 bed townhouses.  Design challenges included the sloping site and the constraints of the day lighting rights of existing neighbouring properties.

Redevelopment of Neville House, the centrepiece of an Edwardian era teacher training campus in Durham, England. The refurbishment and a new build block accommodates 69 apartments, including one penthouse with private terraces.

The Human Be-in was created to replace the former ‘Barcelona’ bar in the South side of the city.  Our design introduced a number of key elements which would order this large space and define a series of zones to offer a variety of experience.

High quality contemporary interior layouts and design for 70 flats over 7 floors, each one following the philosophy of open plan living. To maximise space, all flats were designed to allow lounge, dining and kitchen areas to flow freely into the hall, thereby extending the living space.

A project in two parts, the brief involved the alteration and extension of an existing Victorian semi-detached house, as well as the reconstruction of a garage at the opposite end of the garden to provide a new home office.

Proposal to create 28 new apartment units in a vibrant area of Edinburgh city centre.  The efficient layout accommodates mostly one bedroom suites with 2 bedroom units at either end of each floor.  The main terracotta clad building form is animated by timber clad projections which exploit the usable volume of the site beyond the available footprint.

This scheme required the reuse of semi-derelict farm buildings and previously developed land adjacent an existing Victorian farmhouse which was to be retained and refurbished. The proposal was devised to incorporate two distinct but related groupings: three residential units, including the existing farmhouse with a courtyard which linked to a larger group of six units surrounding a garden courtyard to the rear.

Set amidst the south Edinburgh countryside in the Bonnyrigg and Lasswade Conservation area, this 2 storey Victorian villa required extension and rationalization. The design proposal extends the house on both sides, adding spacious open plan accommodation to the ground floor living level with large glazed openings looking onto the garden. A third extension to the rear creates a dialogue between the house and the Grade ‘C’ listed folly at the back of the grounds in the form of a castellated tower.

Comiston Rise

The site for this new build house, in the hilly suburbs to the south of Edinburgh, terminates a residential cul-de-sac and sits within the generous garden grounds of the clients’ existing house. Our clients were preparing to retire and wanted a house tailored to their aspirations for a comfortable and productive retirement.

Berwick Chandlery

Situated in a former chandlery warehouse, located by the seafront in Berwick-upon-Tweed, we were commissioned to carry out design proposals to convert the vacant property into residential units.  We designed 10 slim townhouses built through the depth of the building, each with 4 levels in total with parking to the front/street side at ground floor level and all living areas on the upper three levels.  The site steps up to private gardens for each townhouse to the rear.

Refurbishment and redevelopment of a Grade ‘C’ end terrace former townhouse into 8 serviced apartments over 4 storeys. Our design proposal removes all existing full height subdivisions from the primary rooms on ground and first floor levels to reveal the original volumes.

The Outhouse

Morgan McDonnell’s first commission in 1995, The Outhouse was a former British Legion Social Club located midway along a New Town mews lane. Originally a stables, our scheme proposed its conversion into a bar for a more youthful clientele.  Internally we created 5 distinct areas whilst the rear wall was reopened to access a new beer garden and reveal the unexpected classical mock temple facade.
